Las
Ceibas Country Club is a development
concept for transforming 3,630
hectares of land into a new
community for diverse urban
development. (One hectare = 10,000
sq. meters) This development will
be located near Cancun and Playa del
Carmen, two of the most highly
desirable cities in Latin America.
Cancun is the number one tourist
destination in Latin America, and
Playa del Carmen, which is 42 miles
from Cancun, is the fastest growing
city in Latin America. Las Ceibas
Country Club will be 14 kilometers
from Playa del Carmen.
Permits are being obtained that
would allow the 3,630 hectares of
land for this project to be used for
building four golf courses with
residential units and multi-purpose
commercial development. The project
has the potential to create a new
and very appealing urban center and
retirement community.
All
the land is to be sold to a single
purchaser, and it cannot be
subdivided for sale.
This
land is now being offered for $1.00
USD per square meter because it does
not have the previously mentioned
permits. The process for obtaining
all of the permits for the project's
housing density should be concluded
in two or three more months. Once
the process for obtaining these
permits is finished, the cost for
the land is anticipated to increase
to $3.00 USD per square meter.
Also, a new highway is being
constructed near the site, which is
projected to be completed in
approximately 10 months. Once this
highway is finished, the land is
anticipated to raise its value to
$5.00 USD per square meter.
That
the buyer of this land can have the
amount of the purchase price put in
escrow in a U.S. bank until a Title
Insurance is granted by the company
of his election.
The
location, size of available land,
and the potential for diverse high
quality development in a beautiful
tropical environment, would make
this project very attractive to U.S.
baby boomers and Canadians and
Europeans that are interested in
retirement and other
living/investment options. Also the
land that surrounds this development
site is to be designated as a
natural preserve or protected area
